THE RIGHT TO VERIFICATION OF THE DEBT AND IDENTITY OF THE ORIGINAL CREDITOR WITHIN THE TIME PROVIDED BY LAW IS NOT AFFECTED BY THIS ACTION.
NOTICE IS HEREBY GIVEN: THAT default has been made in the terms and conditions of the Declaration establishing the condominium or planned community recorded in the office of the Carver County, Minnesota Registrar of Titles as Document No. 191344 (the "Declaration")
THAT pursuant to the Declaration, the Meadow Park Association (the "Association') claims that the record fee title holder(s), Mark D. Solem and Susan V. Solem (the "Owner", whether one or more), of the following described real property (the "Property"):
LEGAL DESCRIPTION OF PROPERTY: Lot 1, Block 1, North Meadow Fourth Addition, according to the plat thereof on file or of record in the office of the Registrar of Titles, Carver County, Minnesota.
This is Torrens Property under Certificate of Title No. 31679.0

owes the Association the sum of $2,937.50 as of October 14, 2019, plus additional assessments and other amounts that may have accrued since the date set forth above, including, but not limited to, the attorney's fees and costs of collection and foreclosure.
THAT pursuant to the Declaration, and Minn. Stat. Section 515B.3-116, the amounts owed the Association are secured by a lien on the Property in favor of the Association as evidenced by the Lien Statement recorded on September 11, 2019 in the office of the Carver County, Minnesota Registrar of Titles as Document No. T211000 (the "Lien Statement").
THAT no Owner or other obligor has been released from its obligation to pay amounts owed the Association that are secured by the Association's lien described herein.
THAT all pre-foreclosure requirements have been complied with by the Association; There no actions are now pending at law or otherwise to recover amounts owed the Association that are secured by the Association's lien described herein or any portion thereof;
THAT the person or entity holding the lien evidenced by the Declaration and Lien Statement is not a transaction agent, as defined in Minn. Stat. §58.02, subd. 30, and no transaction agent, residential mortgage servicer, lender or broker as defined in Minn. Stat. §58.02 was involved in the creation or servicing of the lien evidenced by the Declaration and Lien Statement which is not a residential mortgage loan as described in Minn. Stat.§58.02, subd. 18.
THAT, Pursuant to the power of sale under Chapter 515B and the Declaration, said lien will be foreclosed and the Property sold at public auction to the highest bidder, for cash, by the sale of said property by the Sheriff of Hennepin County, Minnesota, as follows:
DATE AND TIME OF SALE: December 4, 2019, 10:00 AM
PLACE OF SALE: Carver County Sheriff's Office, Sheriff's Office Lobby, 600 East 4th Street, Chaska, MN 55318. to pay the amount then due.
TIME ALLOWED FOR REDEMPTION: The time allowed by law for redemption by the Owner, their personal representatives or assigns, is six (6) months from the date of said sale.
DATE TO VACATE PROPERTY: The date on or before which the Owner must vacate the property if the assessment lien is not reinstated under Minnesota Statutes section 580.30 or the property redeemed under Minnesota Statutes section 580.23 is June 4, 2020 at 11:59 p.m. If the foregoing date is a Saturday, Sunday or legal holiday, then the date to vacate is the next business day at 11:59 p.m.
THE TIME ALLOWED BY LAW FOR REDEMPTION BY THE MORTGAGOR, THE MORTGAGOR'S PERSONAL REPRESENTATIVES OR ASSIGNS, MAY BE REDUCED TO FIVE WEEKS IF A JUDICIAL ORDER IS ENTERED UNDER MINNESOTA STATUTES SECTION 582.032, DETERMINING, AMONG OTHER THINGS, THAT THE MORTGAGED PREMISES ARE IMPROVED WITH A RESIDENTIAL DWELLING OF LESS THAN FIVE UNITS, ARE NOT PROPERTY USED IN AGRICULTURAL PRODUCTION, AND ARE ABANDONED.
