NOTICE IS HEREBY GMN, that pursuant to that certain Findings of Fact, Conclusions of Law, Order for Judgment and Judgment, dated November 18,2025 and entered in the above entitled action on November 19, 2025, by the District Court of Hennepin County, Minnesota, Fourth Judicial District (the "Judgment"), a certified copy of which has been delivered to me directing the sale of the premises hereinafter described, to satisfy the amount found and adjudged due and owing to Plaintiff, Eagan Gardens Condominium Association (the "Association") in the above-entitled action from Defendant Tyler J. Bruggeman ("Bruggeman"), as prescribed in the Judgment, the undersigned Sheriff of Dakota County will sell at public auction, to the highest bidder, for cash, on March 17,2026 at 10:00 a.m., at the Dakota County Sheriffs Office, Dakota County Civil Unit, 1580 Highway 55, Hastings, Minnesota 55033, the premises and real estate, lying and being in the County of Dakota, State of Minnesota, described in said Judgment, to wit:
Legal Description: Unit No. A322, CIC No. 468, Eagan Gardens, Dakota County, Minnesota.

(the "Property") and together with (i) all buildings, improvements, personal property, fixtures, fittings that are now or hereafter located on the Property, attached thereto, or consisting part of the property, (ii) all of the estate, right, title, claim or demand of any nature whatsoever of Tyler J. Bruggeman, and his/her heirs, either in law or in equity, in possession or expectancy, in and to the Property or any part thereof; (iii) all awards or payments, including interest thereon, and the right to receive the same, which may be made with respect to the Property, whether from the exercise of the right of eminent domain (including any transfer made in lieu of the exercise of said right), or for any other injury to or decrease in the value of the Property; (iv) all leases and other agreements affecting the use or occupancy of the Property now or hereafter entered into and the right to receive and apply the rents, issues and profits of the Property; (v) all proceeds of and any unearned premiums on any insurance policies covering the Property, including, without limitation, the right to receive and apply the proceeds of any insurance, judgments, or settlements made in lieu thereof, for damage to the Property; (vi) the right, in the name and on behalf of the Estate of Tyler J. Bruggeman, and his/her heirs, to appear in and defend any action or proceeding brought with respect to the Property and to commence any action or proceeding to protect the interest of the Association in the Property; and (vii) all proceeds of each of the foregoing.
TIME AND DATE TO VACATE PROPERTY: If the real estate is an owner-occupied, single-family dwelling, unless otherwise provided by law, the date on or before which the mortgagor(s) must vacate the property, if the mortgage is not reinstated under section 5E0.30 or the property redeemed under section 580.23, will be six (6) months from the date of the sale confirmation.
THE TIME ALLOWED BY LAW FOR REDEMPTION BY THE MORTGAGORS, THE MORTGAGORS' PERSONAL REPRESENTATIVES OR ASSIGNS, MAY BE REDUCED TO FIVE WEEKS IF A JUDICIAL ORDER IS ENTERED UNDER MINNESOTA STATUTES SECTION 582.032, DETERMINING AMONG OTHER THINGS, THAT THE MORTGAGED PREMISES ARE IMPROVED WITH A RESIDENTIAL DWELLING OF LESS THAN FIVE UNITS, ARE NOT PROPERTY USED IN AGRICULTURAL PRODUCTION, AND ARE ABANDONED.
THIS COMMUNICATION IS FROM A DEBT COLLECTOR ATTEMPTING TO COLLECT A DEBT. ANY INFORMATION OBTAINED WILL BE USED FOR THAT PURPOSE. THE RIGHT TO VERIFICATION OF THE DEBT AND IDENTITY OF THEORIGINAL CREDITOR WITHIN THE TIME PROVIDED BY LAW IS NOT AFFECTED BY THIS ACTION.
