NOTICE OF ASSESSMENT LIEN FORECLOSURE SALE
YOU ARE NOTIFIED THAT,
Association Name: Eagan Gardens Condominium Association (the "Association")
1. Default has occurred in the conditions of the Common Interest Community No. 468, Condominium, Eagan Gardens Declaration (the "Declaration") by Tyler J. Bruggeman, as fee owner(s) of the below-described property subject to said Declaration.
2. Pursuant to the Declaration, filed in the Office of the County Recorder for Dakota County, Minnesota, on April 29, 2005, as Document No. 2317456, and all amendments thereto, and the Statement of Assessment Lien, filed in the Office of the County Recorder for Dakota County, Minnesota on January 6, 2025, as Document No. 3658649, and/or Minnesota Statutes Chapters 515B, a lien exists for unpaid assessments and fees.
3. No action or proceeding has been instituted at law to recover the debt secured by the lien or any part thereof, or if an action has been instituted it has been dismissed or discharged prior to the commencement of these proceedings.
4. The Association, holder of the lien, has complied with all conditions precedent to acceleration of the debt secured by the assessment lien and foreclosure of said lien, and all notice and other requirements of applicable statutes.
