NOTICE IS HEREBY GIVEN, that pursuant to that certain Findings of Fact, Conclusions of Law, Order for Judgment and Judgment, dated December 27, 2024 and entered in the above entitled action on December 27, 2024, by the District Court of Anoka County, Minnesota, Tenth Judicial District (the "Judgment"), a certified copy of which has been delivered to me directing the sale of the premises hereinafter described, to satisfy the amount found and adjudged due and owing to Plaintiff, Gateway Townhomes Association (the "HOA") in the above-entitled action from Defendants Michael P. Hannay ("Hannay"), as prescribed in the Judgment, the undersigned Sheriff of Anoka County will sell at public auction, to the highest bidder, for cash, on May 1, 2025 at 10:00 a.m., at the Anoka County Sheriff's Office, 13301 Hanson Blvd NW, Andover, MN 55304, the premises and real estate, lying and being in the County of Anoka, State of Minnesota, described in said Judgment, to wit:

(the "Property") and together with (i) all buildings, improvements, personal property, fixtures, fittings that are now or hereafter located on the Property, attached thereto, or consisting part of the property, (ii) all of the estate, right, title, claim or demand of any nature whatsoever of Michael P. Hannay, and her heirs, either in law or in equity, in possession or expectancy, in and to the Property or any part thereof; (iii) all awards or payments, including interest thereon, and the right to receive the same, which may be made with respect to the Property, whether from the exercise of the right of eminent domain (including any transfer made in lieu of the exercise of said right), or for any other injury to or decrease in the value of the Property; (iv) all leases and other agreements affecting the use or occupancy of the Property now or hereafter entered into and the right to receive and apply the rents, issues and profits of the Property; (v) all proceeds of and any unearned premiums on any insurance policies covering the Property, including, without limitation, the right to receive and apply the proceeds of any insurance, judgments, or settlements made in lieu thereof, for damage to the Property; (vi) the right, in the name and on behalf of Michael P. Hannay, and his heirs, to appear in and defend any action or proceeding brought with respect to the Property and to commence any action or proceeding to protect the interest of the Association in the Property; and (vii) all proceeds of each of the foregoing.
TIME AND DATE TO VACATE PROPERTY: If the real estate is an owner-occupied, single-family dwelling, unless otherwise provided by law, the date on or before which the mortgagor(s) must vacate the property, if the mortgage is not reinstated under section 580.30 or the property redeemed under section 580.23, will be six (6) months from the date of the sale confirmation.
THE TIME ALLOWED BY LAW FOR REDEMPTION BY THE MORTGAGORS, THE MORTGAGORS' PERSONAL REPRESENTATIVES OR ASSIGNS, MAY BE REDUCED TO FIVE WEEKS IF A JUDICIAL ORDER IS ENTERED UNDER MINNESOTA STATUTES SECTION 582.032, DETERMINING AMONG OTHER THINGS, THAT THE MORTGAGED PREMISES ARE IMPROVED WITH A RESIDENTIAL DWELLING OF LESS THAN FIVE UNITS, ARE NOT PROPERTY USED IN AGRICULTURAL PRODUCTION, AND ARE ABANDONED.
